LOCATION Port Mansfield, Texas known for its bay and offshore fishing, is on the shores of the Laguna Madre, a shallow body of water along the Intracoastal Canal between the coast and Padre Island. A 25-mile drive to Port Mansfield on Hwy 186, east of Raymondville off US 77, has a stretch on which it is common to see cattle and wildlife including whitetail deer, nilgai (large Indian antelope), javelinas, coyotes, raccoons, turkeys, hawks and other birds. Fishing guides are available to make your fishing trip a success.
LIVING AT THE PORT Port Mansfield, Texas has about 700 permanent residents, most of whom are retired, with the rest being local business people and fishing guides. There is very little industry and many residents work in the tourist or fishing trades. Port Mansfield real estate is unique. Some houses are owned by out-of-towners and are available for resort rental only. The Port is run by the Willacy County Navigation District. With Port Mansfield real estate, land is on 30-year leases from the Willacy County Navigation District (WCND) with automatic renewal. When purchasing land, the buyer is actually getting only the leasehold interest and improvements to the land. Leases are transferred from seller to buyer after approval from the WCND. Banks will loan money for the purchase of leased land. Lease payments are made to WCND and there are also some taxing districts to which payments must be made.
